  • Keeping you well informed on-line.
  • Disclosing in a timely manner to you all known facts affecting the transaction.

Pricing Your Property

As your real estate Agent I will provide you with a CMA report that includes information on competitive listings and properties that have recently sold. This information will be obtained from the local MLS listing service.

  • evaluate your property's lot size and location
  • appraise your property's condition, size, age and improvements
  • review your assessments and taxes
  • determine the best selling features to attract potential buyers
  • suggest any repairs or changes to be made prior to marketing

I will suggest an optimum price range for your property, based on my research and the recent sales of similar properties. With my proven track record and expert knowledge, I will suggest pricing that will accurately position your property for market dominance.

Today's buyers are comparison shoppers and will shy away from properties that are listed too high. They too will have access to the same market data as you have been provided with. Listing above the market will more than likely sell your neighbour's property and not yours; or at the very least prevent Buyers from even visiting your listing. I will tell you "what you need to know" instead of what you may "want to hear". In the end, it is still your choice for pricing.

Disclosing The Facts

You will be asked to sign a Property Condition Disclosure Statement at the time of listing your property. You are responsible for the accuracy of your answers as this will become part of the Contract of Purchase and Sale with a Buyer. The Buyer will be encouraged to have the property inspected by an independent building Inspector to their satisfaction as well.

Ready To Sell Your Home? Be Prepared!

Selling your home can be very stressful to many people. To make the whole process smoother, it helps to be prepared. The following suggestions will help you prepare your home for potential buyers.

  • Create space  Prospective buyers are usually looking to upgrade. As the seller of a home you need to show them what they want space. In order to showcase the space you have to offer, consider removing unnecessary furniture and cleaning out your closets, storage rooms or your garage. Also, keep curtains and blinds open to create an open, airy look.
  • Create a blank canvas  Once you have cleared up the clutter in your house, it is time to paint. Choose a nice neutral colour such as an off white. Not only does it cover over old marks but it also freshens the place up. As well, it is often easier for prospective buyers to visualize their own decorating preferences when they have a "blank canvas" to look at.
  • Fix it up  Last ,the first glance prospective buyers will have of your house is from the outside. So once you're done inside, move outside and ensure that your home looks appealing from the street.
  • First impressions  Prospective buyers want to move into a house where all mechanical systems are fully functional. In order to ensure everything is working properly, you should have your mechanical systems inspected by licensed contractors. If there are minor repairs to be made they should be done at this time. Fixing minor repairs will show the buyer that the home is well maintained. Covering up minor problems warns potential buyers that you could be also hiding something a lot more serious.
